Buying Property in Panama City
Panama City is a compact capital with a surprisingly varied housing stock. Within a short drive you move from restored colonial buildings in the old quarter to glass towers on reclaimed waterfront land, from quiet residential streets with detached homes to gated communities on the eastern edge of the city. Because the styles, ages and management standards of these buildings differ so much, the useful question is rarely "what does a square metre cost here" but "what am I actually buying, and how will it behave over the next ten years".
Start with the building, not the apartment
A well-presented apartment inside a poorly run building is a difficult asset to own. Before falling for a view, look at how the building is administered: whether the owners' assembly meets and keeps minutes, whether the maintenance quota is collected consistently, whether a reserve fund exists, and how the common areas, elevators, water pumps and generators have been maintained. In older buildings, ask what has already been replaced and what is still pending. In newer ones, ask what the developer handed over and whether the administration has been transferred to the owners.
Verify the legal side early
Every serious purchase in Panama runs through the public registry. The property should be checked for its registered owner, its exact measurements, any mortgages, liens, embargoes or usufructs, and whether the parking spaces and storage units you are being shown are actually part of the title. Where a property is held by a company or a private-interest foundation, the structure itself needs review. This work belongs to an independent Panamanian attorney working for you, not to the seller's representative, and it should be done before any binding document is signed.
Match the property to how you will use it
The right choice looks different depending on whether you plan to live in the property full time, use it seasonally, house family members, or hold it as a long-term asset. Full-time residents weigh commute, schools, clinics and supermarkets. Seasonal owners care about what happens to the property while they are away: who holds the keys, how the humidity is managed, who deals with a leak on a Sunday. Owners buying to let should read the condominium rules carefully, since the building's own regulations, not only public law, determine what uses are permitted.
Practical inspection points
Visit at different times of day. Traffic, noise, sunlight and the behaviour of the building change between a Tuesday morning and a Saturday night. Check water pressure on the top floors, run the air-conditioning, open and close every window, look at the state of the sealant on terraces, and ask about the age of the elevators. If a unit has been recently remodelled, ask whether the work was approved by the administration and whether the plumbing and electrical changes were done to standard.
Costs beyond the purchase price
Ownership carries recurring obligations: the monthly maintenance quota, utilities, insurance, property taxes as they apply to your situation, and eventual special assessments voted by the assembly for major building works. Transaction costs and taxes depend on the specific transaction and should be confirmed with your attorney and accountant, since general summaries rarely match individual circumstances.
How we work
We represent buyers as well as sellers, and when we accompany a purchase our job is to shortlist honestly, tell you what we would not buy ourselves, obtain the documentation, coordinate with your lawyer, and stay involved through inspection, signature and handover. If you are still comparing formats, you can look at pre-construction projects, houses for sale, condos or beach properties, and you can contact us with a brief and let us do the filtering.
