Selling a Property in Panama, Step by Step

Selling well is mostly a question of sequence. Owners who prepare before they publish tend to have calmer conversations later, because the questions buyers ask have already been answered. This page explains how we work through a sale from the first conversation to the closing table, so you know what is expected of you and what we take care of.

Before anything is published

The first step is documentation. We look at how the property is titled, who is legally entitled to sign, whether there is an outstanding mortgage or lien, and whether the registry description matches what actually exists on the ground. We also review the condominium or administration situation where one applies: fees, current balance, house rules, and any restriction that affects how a new owner could use the property. None of this is glamorous, and it is the part that most often decides whether a sale closes smoothly or stalls halfway.

In parallel, we look at the property itself. Small, inexpensive corrections — a repair that has been postponed, a room that is over-furnished, a terrace that never gets cleaned before photos — change how the property reads to someone seeing it for the first time. We tell you what is worth doing and, just as importantly, what is not worth spending money on.

Positioning and asking price

We do not begin with a number you would like to hear. We begin with what comparable properties in the same building or neighbourhood are asking, what has actually transacted where that information is available, and how your property differs from them in layout, condition, view, floor, exposure and terms. From there we discuss a position: an asking price, the flexibility you are willing to consider, and the terms you would or would not accept. We cannot promise a sale, a price or a timeline, and we will not pretend otherwise. What we can do is make sure the decision is based on evidence rather than optimism.

Presentation and marketing

Once the property is ready, we prepare the material: photography, a written description in the languages our audience actually reads, floor and area information where it can be documented, and the practical details buyers ask for immediately. The listing is then published on our own site and distributed through the channels we use for that property type and price range. We report on the interest it generates; we do not sell exposure figures or promise a quantity of enquiries.

Buyers, viewings and offers

Not every enquiry deserves a viewing. We ask buyers about their timeline, how the purchase would be funded, and whether they have seen comparable properties, before scheduling access to your home. That protects your time and your privacy, particularly if the property is occupied or tenanted. Viewings are accompanied and coordinated around your schedule.

When an offer arrives, we present it in full: price, proposed structure, conditions, timing and anything the buyer has attached to it. Our role in the negotiation is to keep the exchange factual and moving, and to make sure you understand the practical consequences of each option before you respond.

Coordinating the closing

After terms are agreed, the process moves to documents and dates. We coordinate with the parties involved — your lawyer, the buyer's side, the bank if financing is involved, and the building administration where required — so requests do not arrive one at a time and deadlines are not missed. Legal advice comes from your attorney; our job is to keep the pieces synchronised and to keep you informed.

Starting the conversation

If you are considering a sale, or simply want an honest read on where your property stands, get in touch. A first conversation costs nothing and commits you to nothing. You are also welcome to look at the properties currently listed for sale to see how we present the homes owners entrust to us.
